GFiber Brings 3 Gig Bulk Fiber and Managed Wi-Fi to Multi-Family Properties

GFiber and Quext unveiled a new integrated managed Wi-Fi and smart community solution aimed at transforming connectivity for multi-family properties. The collaboration debuts the industry’s first 3 Gig bulk fiber internet service, powered by Wi-Fi 7, and an integrated platform that simplifies connectivity for residents while improving operational efficiency for property owners.

The joint solution combines GFiber’s Fiber-to-the-Unit (FTTu) architecture with Quext’s smart building technology, providing high-speed, secure Wi-Fi and IoT control tools across entire communities. Residents gain “Instant On” connectivity on move-in day—no installations or scheduling—through automatic onboarding in the Quext App. Each tenant receives a private, secure network with seamless roaming throughout the property, while operators gain a single pane of glass to manage devices and connectivity.

GFiber and Quext expect the combined solution to boost Net Operating Income (NOI) opportunities for property owners through bulk internet markups and optional tech fees. The rollout will begin in early 2026 across GFiber’s existing markets, with national expansion planned thereafter.

“This launch is a direct result of our long-term network investments and a commitment to setting higher industry standards,” said Nick Saporito, Head of Product at Google Fiber. “This is about delivering a seamless internet experience to multi-family communities through the fastest network and technology that works better together for both residents and property managers.”

🌐 Analysis: GFiber’s partnership with Quext marks a strategic move into the managed Wi-Fi and property technology (proptech) space, an increasingly competitive segment as ISPs and property technology firms converge. The 3 Gig bulk model underscores GFiber’s ambition to serve dense housing markets with scalable, frictionless connectivity. This expansion follows GFiber’s push into enterprise-grade fiber deployments and complements a broader trend among ISPs—such as AT&T’s and Comcast’s recent multi-dwelling unit (MDU) solutions—toward integrated digital living ecosystems.

Founded in Lubbock, Texas, Quext specializes in smart community technology tailored for the multi-family housing industry. The company’s portfolio includes IoT, managed Wi-Fi, access control, and property management solutions used by real estate operators across the U.S. Quext’s technology integrates with existing building systems to streamline operations, improve energy efficiency, and enhance resident experiences. The firm serves a growing footprint of multi-family communities nationwide through partnerships with major property management firms and technology providers.
